Redstone House: Who is the landlord and management company anyway?

Residents at Redstone House have experienced much stress and confusion over who their landlord is, who their tenancy sits with, and who they speak to about issues.

This is a timeline of documents that we have seen.

October 2024 residents were contacted by an auction house and informed that the property would be sold. The previous owner – Smith Homes 1 Limited – did not contact them. This was the start of limbo for residents.

16/01/25 residents received a letter from Criterion Hospitality detailing a change in landlords under section 3 of the Landlord Tenant Act 1985. “Please be informed that your new landlord with be Bracknell Property Limited, 18-20 North Quay, Douglas, Isle of Man, IM1 4LE”.

16/01/25  another letter was sent, exactly the same information but the landlord is detailed as: “Beyond Infrastructures Limited, 16 Babmaes Street, London, United Kingdom, SW1Y 6HD”.

Criterion Hospitality Limited is described as the managing agent, overseeing the management of the entire building including the tenancy “…and will be responsible for rent collection, tenancy administration, maintenance and any other matters relating to Redstone House.”

23/01/25 residents receive a letter from Leonard Gray Solicitors informing that their new landlord is Beyond Infrastructure Limited. All future rent and any other payments due should be made to them.

26/03/25 residents who did sit under Nickold’s Property Management receive the following letter: “Dear Tenant, We are advising you not to move out of your property. You have rights to stay in your property and Harlow Council are aware of what the new owners are trying to do.”

31/03/25 residents receive a letter from Dunlap Property Solutions stating that following a recent meeting with the Fire Brigade, essential repairs will be carried out to comply with fire and housing regulations. The letter goes on to say that the Local Council and Fire Brigade are actively overseeing the project. “Furthermore, as part of a previously issued prohibition order, we have been required to close two flats within the building.” A 24-hour on-site staff member has also been placed in the building for a “wake and watch” presence.

01/04/25 residents receive a letter from Dunlap Property Solutions Ltd introducing themselves as the new property management company overseeing the building. They state that they know the building is in disrepair and will be renovating the building. They would like to offer people temporary accommodation in the meantime to allow for refurbishment. “We are not here to leave anyone homeless but rather to provide assistance throughout this process.” 

14/04/25
Harlow Hive get residents together to talk about issues that they are all experiencing separately, and talk about how they would like to proceed together.

16/04/25 Compliance date given by Harlow Council for landlords Notice Requiring Steps to Be Taken to Destroy Rats or Mice or to Keep Land Free of Rats and Mice

16/04/25 residents contact local MP, relevant ward councillors, Leader of Harlow Council, Portfolio Holder for Housing at Harlow Council, and local press – YourHarlow. MP for Waltham Forest also contacted. Residents supported to write emails by Harlow Hive.

23/04/25 residents meet with YourHarlow, in a meeting facilitated by Harlow Hive.

25/04/25 leader of Harlow Council visits property with council environmental health officials, to meet with representatives of the landlord (not residents – that we are aware of).

25/04/25 notice served to residents that landlord requires possession of their home, with the need to leave in June, otherwise a Section 21 notice would be served. The signature on the notice is photocopied/printed (rather than signed with ink) by Mr Danish Hanif of Beyond Housing Infrastructures Limited.

25/04/25 majority of residents receive notice from Danish Hanif of Beyond Housing Infrastructures Limited that their rent will be increasing by a third (eg £950 to £1400) in June.

28/04/25 article published by YourHarlow “Redstone residents make desperate appeal as they fear for their safety and their future”. Quotes from Harlow Council and the Fire Brigade within this article.

28/04/25 Harlow Hive brought together residents and two of their ward councillors (Cllr Maggie Hulcoop and Cllr Linda Clark) to present issues and get advice. Residents told that councillors will get in touch with MP’s office and speak to Harlow Council’s legal department. 

02/05/25 Harlow Hive follow up with councillors to see if they had had any updates from the Harlow Council legal department or when the MP would be available to meet with residents. There has been no progress.  

06/05/25 when we (Harlow Hive) first met with residents, some sated that this was the date they had first been asked to leave by, by the landlord. Paperwork not seen for this.

08/05/25 Fire Brigade place a prohibition notice stating residents have to leave by 20:00. Prohibition notice is served to Dunlap Property Solutions.

Criterion Hospitality

The Criterion Hospitality website shows that they own hotels in London, at locations such as Knightbridge, Picadilly Circus, Tottenham Court Road and Greenwich. They also own a restaurant in Leicester Square.

The nature of their business is detailed as: Management consultancy activities other than financial management

They were incorporated in 2018. Directors include Danish Hanif and Faizan Ahmad. 

Beyond Infrastructures Limited

We cannot find a website for Beyond Infrastructures Limited.

On Companies House, their registered address is: 16 Babmaes Street, London, United Kingdom, SW1Y 6HD

The nature of their business is detailed as: Management of real estate on a fee or contract basis

They were incorporated in June 2024. The two directors are Danish Hanif and Faizan Ahmad.  

Dunlap Property Solutions Limited

We cannot find a website for Dunlap Propety Solutions Limited.

On Companies House, their registered address is: 6a 4-6 Cleveland Street, London, United Kingdom, W1T 4HY

The nature of their business is detailed as: Other letting and operating of own or leased real estate

They were incorporated 13/03/25
